Manhattan Community Board Six reviews planning report offering alternatives to Department of Sanitation’s proposal to a garage project at Brookdale site on E. 25th St.
On December 3, 2014 CB6’s Land Use Committee reviewed the final draft of a planning report prepared in collaboration with BFJ Planning that presents two alternatives to the NYC Department of Sanitation’s proposal for a sanitation garage on the Brookdale campus site located on East 25th Street between First Avenue and FDR Drive.
Since the summer, BFJ Planning and CB6 have been working to obtain input from community stakeholders and develop the alternatives that address several unmet needs of the surrounding community which has the highest density of persons per an acre of open space in Manhattan. In brief they are:
Alternative 1: Construct a partially underground garage at the Brookdale site allowing other uses above ground like affordable housing, senior housing or health related facilities. This alternative would allow for just over 1 acre of new green space to be created.
Alternative 2: Site the garage at Avenue C and 16th St. allowing for adaptive reuse of the existing Brookdale site building while increasing open space and enhancing the active ball fields between Avenue C and the FDR Drive. This alternative would create 1.7 arces of new green space, or add about 7% to the district.
